Exterior lighting is where residents notice neglect first

Nobody files a complaint about the roof. They file complaints about the burnt-out pot light over the east entrance, the black stretch of walkway to visitor parking, and the fact that the building looks tired at night.

The usual state of a multi-unit exterior is a mix of three generations of fixtures nobody chose together — a few original wall packs, some replacements in a different colour temperature, and a couple of floods added after an incident. Yes, and it is free. Send us the meeting date. We would rather answer owners' questions directly than have a proposal die because nobody in the room could explain the energy numbers.

How disruptive is the work for residents?

Exterior work is loudest at entrances and in parking areas, so we schedule those inside the quiet-hours window your declaration sets. We provide notice templates for your management company and post signage a week ahead of each phase.

Can this come out of the reserve fund?

Where the work replaces existing exterior lighting infrastructure, it commonly can — but that is a question for your reserve fund study and your auditor, not for us. We format the proposal so it maps cleanly onto a reserve fund line item, which makes that conversation easier.
